I have no problems paying my mortgage and actually have money in the bank and another home that is worth more than I paid for it.
Problem is, my condo I just bought in 2008 is worth less than I purchased it for – I’ve lost even more than my downpayment on it.
My sister tells me that so long as I never refinanced the original loan on the condo (which I haven’t), I can just stop paying the monthly mortgage on my condo and let it foreclose. It would hurt my credit, but she says the bank can’t touch any of my other assets to recoup their losses.
Is this true? Also, could and would the bank opt to do a short sale on my condo instead? If I had a second mortgage on my condo, could I still get away with doing this?
I’m just curious. I’m probably not going to do this since basically the tax payer would have to cover my losses instead of me but I would like to know my options just in case.

It depends on your mortgage.
A "non-recourse" mortgage does not allow a bank to pursue you for the deficiency while a "recourse" mortgage does.
2nd mortgages are almost always "recourse" loans I believe.

Short Sale Homes for Sale in Irvine-http://www.leslieeskildsen.com In this video you will hear how these patient buyers waited 8 MONTHS to close on the purchase of this Short Sale home for sale in Irvine. Sami and Reza began their search for a home to buy in Irvine in December of 2008. When they saw this great Irvine condo, they just knew it had to be theirs! We made an offer on June 19, 2009. Theirs was first offer to purchase the Irvine condo that the seller received and the only offer the listing agent submitted to the bank. And Sami was required to open escrow and deposit $2,000.00 to hold her first position interest in the property – a very smart move. 4. Stay in constant contact with your Realtor – be honest, thorough, and detailed in all your communications with your Realtor – this is the only way we can help you get your dream home, just like Sami!

Here is the situation:
We are owning a condo 2bed/2bath that we bought back when prices were fairly reasonable.
Now I got a job offer in a different city where my salary is gonna be better. But if we bought another condo or even a home the salary improvement would be hardly noticeable and we’d almost be struggling again. So I’m thinking we should just rent in the new city again and put the profit of the condo sale in the savings and then just work to save up even more. And in a couple of years when we have a nice amount of savings I’d look back into buying a place. My employer even offers renting discounts. But my better half doesn’t think renting is a smart move and he really wants to own… And also we really liked the city we are living in right now but he thinks if we sell now, we’ll never be able to afford to live here again.
So what do you think? Please elaborate your answers. Thank you so much!
we were in the same situation. we lived in a dif town and we had a nice house. we sold it when my husband found a job here and moved to a different town. we decided to rent for a year to give ourselves time to buy something we really liked. good thing as he got another new job and we moved again. this time, we did a lot of looking around and we would never have been able to afford a house comparable to the one we had in the first place. anything even remotely comparable was always in bad parts of town on needed so much work that it was almost uninhabitable. i think you are doing teh right thing. real estate markets are very varied from town to town and you want to be sure you get the best deal for your dollar. real estate markets are also very overinflated. good luck.
