When you owe more on your home than it’s worth you may want to do a short sale. In a short sale the bank forgives some of what you owe them. It’s more cost-effective for a bank to do a short sale than foreclose on a home.

Where can I find an official floor plan of my Condo?

I tried going through the web and got a bunch of listed condos for sale. I need to find an official floor plan of my Condo where can I find it?

You may get a close drawing if the association has them.
Apartments have rough floor plans for renters, not Architectural drawings.
"Official/Architectural" plans are the property of the architects and/or the builders. They don’t give those free.

I don’t know your needs, but you can draw a floor plan on graph paper.
Use each square as 1/4 inch per foot. Your measurements will be pretty accurate, even tho the squares may not reflect less than 6 inches. For accuracy you need a scaled ruler and a square.
Curves may give you a problem unless you use a compass.

Just measure each room, half way into each door.
The actual plans do include "outside wall thickness", about 4" plus sheetrock, 1/2 inch, and outside brick or siding.
This is why inside wall to wall measurements do not match Architectural drawings.

How is the US economy doing from your personal perspective?

How is your town doing ? Is it printing "script"

Do you live in or around Detroit or another auto maker’s town? How is the local industry in your town or city ? The people I know who work for the auto sector have been laid off or had their hours severely reduced . I haven’t been to the towns which were dependent on the auto sector yet but I hear things are tough and getting worse

I live in one of the major cities in Canada

I don’t think that we have been hit as hard as the US has — but I believe it is coming — Maybe I am wrong

I am not impressed by the food prices — it has gone up by nickels and dimes here and there — But it is beginning to add up and change the totals at the end of the bill

The papers are not filled with jobs any more and although the TV just got finished telling me Auto sales were up I don’t believe them

I am beginning to notice empty buildings and the sold and moved out car lots are among them ( I like to believe what I see instead of the people on TV ) No it isn’t a lot — no it isn’t the doom and gloom all is lost feeling — but it is all there none the less

Condo sales continue to grow — at least condo building continue to be built (and what a scam that is)

The price of beer is outrageous — But I have been saying that for 15 yrs plus now so that might mean I am a Scottish / Canadian from rural Ontario

You’re lucky because the prices of everything here has gone up by dollars. Companies would be raising the prices even higher if they weren’t nor getting their products and raw materials from China more than ever. Stores are closing everywhere. My purchasing power is at least 40% lower because of it!

I suggest doing a search in either palm springs/palm desert area or scottsdale area. These are two great markets for condo’s located on golf courses.

What does it mean when a unit of condos that had been on the market are suddenly "No longer available?"?

Probably means either sold or someone has placed an offer that has been accepted. Alternately, it could mean that all offers to date have been rejected or no offers have been received and the owner is taking the condo off the market for a while.

Should I pay my real estate lawyer I had for my real estate sale?

Let me start by saying that the closing a sale or buying is a scam by the mortgage groups, realtors, and lawyers…
I had pircked a lawyer recommended by my real estate agent and agreed on $600. This was a condo sale, which was difficult to move in this market. Things happened very quickly, with the lawyer needing a waiver from the condo association regarding a 1st right of refusal on the sale, as it was an FHA loan. This was a pain, but we got it. The friday, 3 days before closing, I get a call from my lawyer that I need the association to change the condo bylaws to strike the 1st right of refusal PERMANENTLY. He said at some major additional cost we can get the process started…yea…
The point is if this lawyer had told me that we had to do this from day one, I would not have agrred to move forward with the FHA buyer. Now he wants to be paid. I told him that he should review what he did and what he should have known from the start and then give me a new number to pay him. He did not budge. I am considering sending him $200 and telling him he is lucky he is getting this for his knowledge of FHA loans.
Should I pay? am I really liable? Should he have known that upfront? by the way, when I found out that friday and googled the waiver issue….right away I knew it was a problems. I got a real estate broker, lawyer to handle things……..

First of all, the attorney has NO LEGAL AUTHORITY to require the association to strike ANYTHING from the bylaws for ONE homeowner, in fact, the HOA would have told him to go fly a kite.

So, my advice is to contact the bar association to file a complaint, because that IS A SCAM.

FHA has NO SUCH requirement.

Bylaws CANNOT be legally changed without the signature of the MAJORITY of the tenants and then need to be filed with the city and recorded….they are also under no obligation to do so…because they have a legal right to have that clause, and if a buyer cannot meet that requirement, then they can purchase other property.

Think about how ridiculous such a change request is…and a change request that I can guarantee never went through.

A real estate broker isn’t qualified to "Handle" a bylaw issue either.

So yes, you are being scammed, yes, you need to file complaints with the state.

Once he gets the letter from the bar association, your bill will go away.
